An appraiser determines the monetary value of your property by recent area sales, unique features, and estimated cost of replacing the home in its current state. It can determine the type and terms of your mortgage.
An underwriter will review all the supplied documentation and determine whether your loan will be approved. They may ask for clarification or further explanation of documentation.
A conditional approval is not a final approval. You will need to clear all underwriting conditions before a loan can be approved.
